Plan Description
This simple but charming traditional farmhouse brings back memories of yesterday with its large receiving porch and raised roof area. Although basic and conservative, it is loaded with big home features including: 1. Super energy efficient designed to save 50% on heating and cooling cost with these features: a. 2x6 walls with R-19 insulation b. 12” raised roof plate to accommodate 12” ceiling insulation to the outermost edge c. Energy efficient fireplace with fresh air intake d. Most plumbing located in interior walls so as not to interfere with the insulation e. Positive attic ventilation to store heat in the winter and exhaust heat in the summer 2. Living Room features include 14’ ceilings with exposed beams. Corner energy efficient fireplace. 3. A mirror-reversed set is a printed copy of your house, resulting in the same image you would see if you held the drawing up to a mirror. Everything, including the text, is backward in relation to the original design. These kinds of drawing are typically used to reorient an original plan more advantageously on a site, either because the homeowner prefers it that way or because of limitations of the site itself. Note: Mirror reverse sets are only available with a 5 copy or 8 copy set. With a Reproducible, PDF, or CAD set, you can print mirrored copies locally. In addition: 5 Copy set selected, should only allow 4 mirrored sets to be selected. 8 Copy set selected, should only allow 7 mirrored sets to be selected.
